SunSpring Properties has been in the Arkansas USA Ozark Mountain real estate business since 1999.
We've become one of the largest private sellers of vacant residential building lots in the entire state. Most of the lots in our inventory were purchased many years ago. We often bought huge packages from people whose families have been in the area for generations, and some of our lots were foreclosed properties. A big part of our success is the unconventional way we do business. We work almost exclusively online, work from home offices, keep prices and terms very attractive, and retain the deed to land being purchased on terms until the loan is paid out. All of our transactions are governed by our Arkansas attorney-approved contract which is executed when a customer sends us a downpayment. Here is a link to that contract:
You will notice at the bottom of the contract that if you want to do business in another way you can submit for our signature a contract prepared by your own attorney at your own expense. But we must have some security such as a recorded deed of trust (at your expense) rather than just giving out a deed on a promise to pay. Doing business this way helps us keep costs and land prices as low as possible.
SunSpring does not act as an agent or broker for others, we sell only our own carefully-selected lake area property.
Most of our residential building lots are located in the foothills of the beautiful Ozark Mountains in north central Arkansas. There is four season golfing and fishing here, massive amounts of always fresh air, and no hurricanes! (Many of our customers are from Florida and California.)
Our beautiful Ozark area has 14 private spring-fed lakes and two rivers, including the seven lakes in 13,000 acre Cherokee Village.
Annual property taxes are among the lowest in the nation. (Usually less than $60 per year - often less than $10!)
Land prices in this largely undiscovered vacation retirement area are still extremely low. But they are increasing as Baby Boomers retire and investors discover our prices and our pristine always fresh air far from the big cities.
SunSpring Properties has sold land to contented buyers from every state in the USA, and from numerous countries internationally. We have already sold about 2,000 properties here, but it's getting difficult to acquire more land to sell at the foreclosure prices our customers are accustomed to getting from SunSpring Properties. So, our inventory of lots acquired years ago is shrinking rapidly and we may not be able to replace the lots sold.
